Planning a Landscape Installation in Phases in South Miami-Dade
One landscape. A clear plan for every phase.

AT A GLANCE
- Plan the whole property before the first bed.
- Coordinate access, trees and irrigation early.
- Define care and handover for each stage.
A landscape renovation does not have to happen all at once. For a homeowner in Pinecrest or Palmetto Bay, the priority might be an entrance garden now and a backyard later. The useful question is how to make each stage work as part of one finished landscape.
Start with the whole property
Before choosing the first planting bed, discuss how you want to use the property, what should stay, and what needs attention. Include existing trees, access routes, irrigation coverage and places where water collects. A plan for the whole property gives individual phases a common direction, even when their installation dates differ.
UF/IFAS describes a phased renovation approach that begins with a master plan and addresses site work and structural elements before completing planting beds. The sequence for your property should follow its actual conditions, rather than a standard package.
Choose the first phase by dependencies
Ask which work must happen before something else can be installed. If future work needs access through the side yard, completing that garden first may create avoidable disruption. If a planting area needs different irrigation coverage, resolve that alongside the planting plan. Discuss protection of existing trees before deciding where equipment and materials will go.

Where paths, patios or lighting are part of the overall plan, coordinate them early with the people responsible for that work. It is easier to discuss future routes and connections during planning than after a new bed is finished.
Make each stage manageable
Define what is included, what remains for a later phase, and how the unfinished areas will be maintained. A phase should have a clear handover: which areas are ready to use, what care the new plants need, and who is responsible for it.
Discuss the full expected scope as well as the first-stage budget. Phasing spreads decisions and installation work over time, but it does not automatically reduce total cost. Separate mobilizations or changes to earlier work can affect the overall price.
Plan for local conditions
South Miami-Dade projects need to account for rainfall, dry periods and the care required while new planting establishes. Ask how weather could affect access and the installation sequence, and how irrigation will serve both existing and newly planted areas between phases. Check applicable municipal or association approvals for the actual property before work begins.
Keep the next stage visible
At the end of each phase, record what was installed and revisit the remaining plan before ordering more material. Changes in priorities, access or the existing landscape may call for an adjustment. Keep the overall design and the next decision easy to understand.
